The real estate market in Imperial Oaks is healthy, with a balanced mix of homes for sale and families moving into the community. See below for our March Market Update for Imperial Oaks, including my market interpretation.
 
As we get rolling with all that Spring has to bring us, below is our Market Update for March 2026. To summarize our market update for the month:
- While we have a longer average days on market (104 days) now compared to last year at this time, we are holding strong with our listing to close price ratio. 
- The prices are not changing too drastically across Imperial Oaks. We have had a slight average price decrease, but not drastic one
- We have 48 listings that are pending (in the process of closing)
- We have 82 homes currently active on the market for sale

My Interpretation of our Market in Imperial Oaks:
- Imperial Oaks remains a sought after neighborhood for families. Our schools are well known for being highly rated, our community is active and walkable, and we have things that people want nearby like HEB (ever so important) stores and restaruants.
- While the average days on market has grown and the prices are not skyrocketing high, our equity is growing overall because the community continues to be sought after.
